It doesn\u2019t matter if you have a mortgage\nor not, it\u2019s advisable to know the state of the electrics.<\/p>\n\n\n\n<p>After all, rewiring an entire house is a costly\nexperience. But, it\u2019s essential if you have bad electrics as faulty electrics\nare <a href=\"https:\/\/www.realinsurance.com.au\/home-insurance\/home-safety\/the-most-common-causes-of-house-fires\">one\nof the main causes of house fires.<\/a><\/p>\n\n\n\n<p>However, it\u2019s not just something that you should be doing when you purchase a home. An electrical home inspection should be <a href=\"https:\/\/www.ontimelocalelectrician.com.au\/\">performed regularly by your local level 2 electrician<\/a>; this will ensure your home remains safe for you and your family.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What An Electrical Home Inspection Includes<\/h2>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter\"><img decoding=\"async\" src=\"https:\/\/www.kravelv.com\/wp-content\/uploads\/2019\/03\/electrician-729240_960_720.jpg\" alt=\"\" class=\"wp-image-11407\"\/><\/figure><\/div>\n\n\n\n<p>It\u2019s a good idea to know what the electrical\ninspection includes, this will help to prepare for it!<\/p>\n\n\n\n<p>The electrician will look for exposed or damaged wiring, whether the earth is effective and whether all the sockets and switches are earthed. Hiring&nbsp;<u><a rel=\"noreferrer noopener\" class=\"rank-math-link\" href=\"http:\/\/beaumontelectrical.com.au\/\" target=\"_blank\">beaumontelectrical.com.au<\/a><\/u>&nbsp;will help you to look for exposed or damaged wiring, whether the earth is effective and whether all the sockets and switches are earthed.<\/p>\n\n\n\n<p>In addition, they will check for outlets which\nhave been painted, (this increases the risk of overheating). <\/p>\n\n\n\n<p><a href=\"https:\/\/www.kravelv.com\/what-are-signs-of-a-bad-circuit-breaker\/\" class=\"wpil_internal_link\" target=\"_blank\" rel=\"noopener\">Circuit breakers<\/a> are also checked to ensure\nthey are not tripping or that more than one circuit breaker is being run from\nthe same wire. <\/p>\n\n\n\n<p>Your electrician will also check that the\ncurrent is flowing correctly. Poor wiring can result in the neutral and live\ncircuits becoming crossed. This won\u2019t trip the breakers but it can damage any\nequipment plugged into the sockets. The electrician will also verify that the\nhouse has circuit breakers fitted. <\/p>\n\n\n\n<p>It is also important to verify that the\nelectrics have not been modified inappropriately. Unfortunately, many people\nthink that it is relatively easy to add or adjust circuits, resulting in wiring\nthat is below code or dangerous.<\/p>\n\n\n\n<p>A qualified electrician will also evaluate the\nage of the wiring and let you know whether it is nearing the end of its life or\nnot. This is particularly true if <a href=\"https:\/\/en.wikipedia.org\/wiki\/Aluminum_building_wiring\">you have aluminum\nwiring<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What Is Checked<\/h2>\n\n\n\n<p>An electrician cannot physically check\neverything single <a href=\"https:\/\/www.kravelv.com\/how-to-wire-a-small-home\/\" class=\"wpil_internal_link\" target=\"_blank\" rel=\"noopener\">wire in the home.<\/a> After all, many of them are not visible. <\/p>\n\n\n\n<p>Instead, they will inspect all the cables that\nare visible and choose a random selection of sockets and lights. If these are\ndefective they will look at more than the initial selection.<\/p>\n\n\n\n<p>The electrician will also look at the fuse box,\nremoving the cover to verify the wiring has been done properly and is all the\nright size for the breakers in place. They will, of course, verify that all the\nwires are secured properly.<\/p>\n\n\n\n<p>It should be noted that an electrical report\ndoesn\u2019t mean that a seller has to rectify the issues, although a buyer may want\nto use this report as a negotiating point.<\/p>\n\n\n\n<p>The main point of this report is to ensure you\nknow what you are getting and what work may need to be completed in your new\nhome. <\/p>\n\n\n\n<p>As already mentioned, this is not something\nthat you should do just when buying\/selling a house, it\u2019s a good idea to have a\n<a href=\"https:\/\/www.kravelv.com\/common-home-electrical-emergencies\/\" class=\"wpil_internal_link\" target=\"_blank\" rel=\"noopener\">home electrical<\/a> inspection once a year.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>If you\u2019re purchasing a home then you\u2019re going to need an electrical home inspection.
